Our approach

We manage the lease, and look after the house.

❦

An owner should know what is happening with the property, what it is costing, and why. Our agreements are written to keep those answers plain, whether the house was built in 1910 or 2010.

No management fee while it sits empty

You pay for management when the home is earning. Between residents, our attention goes to finding the next one.

Repairs handled, with you informed

Routine repairs are taken care of promptly by vendors we trust. Larger decisions come to you first, with a clear recommendation.

Careful placement

Every applicant is screened, every lease is reviewed, and every home is inspected and documented at move-in and move-out.

No long-term lock-in

Our agreements carry no automatic renewal and no penalty for leaving. We would rather keep your business by doing the work well.

Where we have particular depth

And for older houses, a particular kind of attention.

Many of the homes we manage are historic, and they ask for more than routine rental maintenance. Plaster walls, heart pine floors, original wood windows, and century-old framing do not respond well to the shortcuts common in rental maintenance.

Our broker serves on the Jacksonville Historic Preservation Commission and has represented historic properties since 2005. We know which repairs in a designated district require a Certificate of Appropriateness, which vendors understand older construction, and how to protect original material while keeping a home comfortable to live in.

A good resident and a well-kept house are the same goal, approached from two sides.

  • Vendors who know old constructionPlaster, wood windows, masonry
  • Documented conditionPhotographed inspections at each turnover

Plans

A plan for every kind of owner.

Full-service management

from 10%

of monthly rent, with no management fee while the home is between residents.

Request pricing for your property

We will compare the plans using your actual rent and recommend the one that costs you least for the service you want.

  • Standard

Complete management for a typical long-term lease. Where most owners begin.

  • Premium

Full management with a lower placement cost and a longer re-lease guarantee.

  • Flat Fee

One predictable monthly fee, often the better value for higher-rent homes.

  • Tenant Placement

We find, screen, and place the resident. You manage from there.

  • Mid-Term & Corporate

Furnished stays for relocations, medical rotations, and project work.

For owners considering a sale

If now is not the time to sell, the house can still work for you.

Many of our owners came to us through the brokerage side of Belle Époque. When the market and the price do not meet, leasing the home for a term can carry the property until they do.

Compare both paths

We prepare a rental analysis alongside a sale estimate, so you can weigh income against timing with real figures.

One office, both services

The same team that markets your home for sale can lease and manage it, and list it again when you are ready.

Keep the option open

Defined lease terms let you plan a future sale around a known date rather than an open-ended tenancy.

Rental analysis

What would your home rent for?

Tell us a little about the property. We will review comparable leases in your neighborhood and send an estimated rent range, along with the plan we would suggest and why.

There is no cost and no obligation.

Questions owners ask

Before you sign anything.

How do I move my property from another management company?

We coordinate the handoff directly with your current manager, including the lease file, resident records, and security deposits, so the resident sees as little disruption as possible. You give your current company notice under its agreement, and we take it from there.

Who handles day-to-day communication?

Our operations manager is your primary contact for residents, maintenance, and statements, with the broker involved in leasing decisions and anything unusual.

How are rent and statements handled?

Residents pay online through our portal. Owners receive monthly statements and can view documents, work orders, and payment history at any time.

What happens between residents?

We market and re-lease the home under your listing agreement, and no monthly management fee is charged while it is vacant. Turnover repairs are approved by you. If you live out of town, we offer a separate vacant property agreement for scheduled inspections and care.

Can I end the agreement?

Yes. Our agreements can be ended with written notice and carry no cancellation penalty. Any security deposits we hold are transferred to you.
